    KELOWNA BC - First time home buyers have a unique opportunity to get into the market after a lag in sales for the past couple of years.
    The age old question is whether to Rent or Buy?
    Andrew Smith approaches the buying of a house or condo for a First time Buyer on a step by step basis and helping them decide if now is a good time to make a purchase for them personally.
    Buying is not for everyone, but then again neither is renting and paying someone else s mortgage.
    He analyses the cost of buying vs  the cost of not buying and remaining in the rental market with each of his clients.Depending on credit approval, market conditions or personal commitments it may be better to wait for a year or two before buying.  Waiting for a year is not a waste of time for the Realtor or the buyers, it  allows  time to work and plan together so when the buyer is ready they are also educated on the process and the market.
